    The Urban Design Lecture Series is part of the collaboration between University of Idaho and ULI Idaho's UrbanPlan program. Lectures are free and open to the public, and part of the course in which students are participating in UrbanPlan. The series introduces a variety of foundational topics in urban design, land use and planning.

    Learn the nuts and bolts of the development process with this introduction. ULI Idaho members created this workshop to provide greater understanding of the real estate industry’s role in the development of our neighborhoods and cities. The presentation covers steps in the development process, an overview of the real estate cycle, factors that impact the development process, and what current conditions might mean for cities and counties in our area. 
     
    Development 101 was designed to educate public officials and has been tailored to various audiences including neighborhood leaders, citizens, and students. ULI Idaho members have presented Development 101 to the Association of Idaho Cities, the City of Meridian, the Community Planning Association of Southwest Idaho (COMPASS), the American Planning Association Idaho Chapter, at the Boise Neighborhood Interactive, and for Boise’s EnergizED series.

    Speakers

    JoAnn Butler

    Butler Spink, LLP

    JoAnn Butler provides legal counsel in real estate, land use, and commercial law. Ms. Butler works with both developers and local governments to guide commercial and mixed-use developments through planning, annexation, zoning, development agreement, owner association and environmental procedures through final buildout. Transactional real estate work includes acquisitions, 1031 exchanges, leasing, loan negotiation, and documentation necessary to bring all aspects of development and commercial transactions to a close. Ms. Butler has represented both non-profit and for-profit developers in numerous affordable housing and historic preservation tax credit transactions.

    Diane Kushlan

    Kushlan | Associates

    Diane has several years of highly successful experience in local government, consultation, and providing award-winning planning services to Idaho communities. Her creative approach to involving citizens and stakeholders in planning processes has produced plans that garnered effective support of elected officials resulting in committed and fulfilled implementation. Diane Kushlan founded Planning and Management Services in 2002. After his retirement in 2011, her husband Phillip joined Diane to form Kushlan | Associates. Since 2002, the firm has served only local governments and non-profits in Idaho in over fifty planning and public management projects.

    Clay Carley

    General Manager, Old Boise , LLC

    Clay Carley is a fifth-generation resident of Boise, Idaho and has been developing mixed-use downtown projects. Clay is past Board Chair of the Downtown Boise Association. He served as Chairman of the Parking Task Force for the Capitol City Development Corporation. He served on the Boise city Historic Preservation Commission from 20002-2006. Clay was a member of the Steering Committee for the Blueprint for Good Growth. Clay is past Board Chair for the Treasure Valley Family YMCA and current Chair of the Endowment Trustees Committee and a member of the Strategy and Community Planning Committee. Clay is the past Chair of ULI Idaho and Boise Elevated. Building a more sustainable downtown Boise is Clay’s development passion. Clay and his family have been redeveloping downtown properties since 1974.
