    ULI's signature event Emerging Trends in Real Estate will take place the morning of November 14 at JUMP in downtown Boise. 

    The Urban Land Institute's Emerging Trends in Real Estate® is an annual series of trends and forecast publications that reflect the views of leading real estate executives.

    Emerging Trends in Real Estate® provides an outlook on real estate investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas, and other real estate issues. The report and discussion will:

    Elaborate on trends in the capital markets, including sources and flows of equity and debt capital.
    Indicate which property sectors offer the best opportunities.
    Explain how the economy and concerns about credit issues are affecting real estate.
    Describes the impact of social and political trends on real estate.
    Explains how locational preferences are changing.
     
    The Urban Land Institute is proud to bring in Andrew Nelson from Nelson Economics to present that national trends report, a product of ULI's research department and PWC.
    We will follow that presentation with a local valley response panel, and Q&A.

    Ann Wozniak

    GGLO

    Ann Wozniak AIA, NCARB, NCIDQ, LEED AP BD + C For more than twenty years in the architectural field, Ann has a wide breadth of professional experience including workplace, housing, higher education, and healthcare/research projects at both urban and suburban scales. Her expertise spans multidiscipline projects, ranging in size and scope from small remodels to new buildings. Her extensive experience as the University Architect for Boise State University (BSU), Project Manager for Nike's world headquarter campus, and architectural designer for the Mayo Clinic's Arizona campus, she constantly seeks new professional challenges in the fields of architecture and construction with a variety of project delivery methods. As a leader, Ann believes in success that delivers business results as well as bringing together teams with diverse skill sets and backgrounds. Coupled with her experience, she is able to problem solve quickly while navigating complex matrices at the organizational, City, State and Federal levels. Currently, Ann Wozniak is pursuing a PhD in Ecology, Evolution, and Behavior from Boise State University, where she is studying the impact of social design on health outcomes in first year resident halls. Ann has a Master of Architecture from University of Oregon, and a Bachelor of Science in Design from Clemson University. Through a combination of education and work experience, she has developed a passion for and specialized experience in campus environments, brand design/experiential design, and designing for better health outcomes.     Jeremy is a seasoned construction management professional with a Bachelor of Science from Boise State University. With 20 years of experience, he currently serves as a Vice President and partner at HC Company. His diverse project portfolio includes high-rise commercial buildings, high-end offices, warehouse distribution, large site development, and complex multi-phased remodels. Jeremy's passion for construction and unwavering commitment to perfection shine through in every project he tackles. Beyond his professional life, Jeremy finds fulfillment in his personal life. He is husband to his wife, Mary Ann, and a father to his two children, Emma and Evan. The family shares a deep passion for all things outdoors, a love that's perfectly complemented by their choice to reside in the picturesque surroundings of Boise, Idaho.     Matt Blandford

    Operations Manager - Idaho, Andersen Construction

    Matt oversees all Idaho operations for Andersen Construction including construction planning, project execution, staffing management, and general administration. He provides leadership and oversight to ensure all operations are being conducted in compliance with client expectations, contractual terms, and Andersen’s Core Values. Matt has been a member of ULI for over a decade and has served in various leadership roles for the organization.

    Wes Jost

    Zions Bank

    Wes Jost is the senior vice president and senior director of Zions Bank’s Idaho Real Estate Banking Group. As a commercial real estate credit leader, and market and product advisor, Wes is responsible for overseeing the bank’s commercial real estate lending in South Central and Western Idaho, including commercial construction and residential builder financing. Wes has more than 25 years of experience in real estate and commercial banking. He joined Zions Bank in 2009 as a senior commercial real estate relationship manager, generating and servicing commercial real estate loans and developing lending relationships.

    Andrew Nelson

    Nelson Economics

    Andrew J. Nelson, CRE, MLAI I am a writer and an independent consultant advising leaders in the real estate sector. My goal at Nelson Economics is to provide clear, actionable insights and advice for decision-makers developing strategy or facing tough business choices. I am a contributing writer for Seeking Alpha and Propmodo, and publish articles on various topics on Medium. I also comment on issues on LinkedIn and Twitter, and am a frequent guest speaker at industry and private events. I served as Chief U.S. Economist for Colliers International for almost five years, where I led the national research team and supervised content of the firm’s national market reports and white papers. I also developed the firm’s economic and property market perspectives and served as the firm’s primary U.S. economic spokesperson in the media and at industry events. Prior to Colliers, I spent eight years at Deutsche Asset Management (RREEF), most recently as Director, Research & Strategy in the Americas, where I managed the U.S. Research team and was the retail sector and sustainability specialist. I’ve also held a variety of other leadership positions in both the public and private sectors including Vice President of HOK Advance Strategies, where I served as national practice leader of the Portfolio Services service line; managed a construction-lending program for the World Bank in Russia; held a two-year “Community Builder” fellowship with the U.S. Department of Housing and Urban Development; and managed the regional real estate consulting practice at Deloitte & Touche in San Francisco.

    Bruce Lindsey

    Senior Technical Director, WoodWorks – Wood Products Council

    Based out of Charlotte, NC, Bruce is a 30-year veteran of the Wood Products Industry. His multi-faceted career experience has included architectural design, structural design and various roles within the engineered wood products industry including, market development, product management, distribution, consulting, and sales. He is a leading expert on mid-rise wood framed construction, mass timber implementation, and has an extensive knowledge in the application and use of Engineered Wood Products. As a Senior Technical Director for the Wood Products Council, Bruce serves as a Wood Products Industry spokesperson and educator, dedicated to growing the knowledge and use of structural wood products in non-residential and multi-family construction through a variety of forums and seminars reaching over 2,500 design professionals annually. Bruce is one of the nation’s current leading resources on the implementation and sustainability of wood products, working with design professionals, developers, general contractors, local/state agencies, academia, professional associations, and industry to promote the environmental and economic benefits of wood construction.

    Vanessa Fry

    Director, Idaho Policy Institute/Boise State University

    Dr. Vanessa Crossgrove Fry is Director at Idaho Policy Institute (IPI) where she leads students, staff, and faculty in providing innovative and objective research to help public, private, and nonprofit leaders overcome challenges and navigate change. She serves as Associate Research Professor in the School of Public Service where she teaches the MPA Capstone and co-teaches the Vertically Integrated Project Housing Opportunities for All. Dr. Fry has focused both her work and education on utilizing multi-sector, evidenced-based solutions to address persistent social, environmental, and economic issues and meet the current and critical needs in communities across Idaho and beyond. Dr. Fry is also an Adjunct Faculty Member at Presidio Graduate School in San Francisco where she received her MBA in Sustainable Management. Vanessa also holds a BA in Biology and Fine Art from Wittenberg University in Ohio and a PhD in Public Policy and Administration from Boise State. In addition, Vanessa serves on the board of the Red Cross of Greater Idaho and City Club of Boise.
